# 10.23 Misrepresenting Presentation of Offers

**Company policy is to never represent the existence of offers when in fact there are none.** It is an ethical violation to represent that there are offers to purchase a property when in fact the licensee does not have in his possession a bonafide written offer to purchase the property at the time the representation is made.
