10.23 Misrepresenting Presentation of Offers

Company policy is to never represent the existence of offers when in fact there are none. It is an ethical violation to represent that there are offers to purchase a property when in fact the licensee does not have in his possession a bonafide written offer to purchase the property at the time the representation is made.
